Have you thought about taking taking a HHT? Have you started planning your HHT? If you answered yes to any of these questions then read below!

A successful HHT is one of the most crucial parts of your upcoming relocation. Here are the top 6 tips to keep in mind while preparing for your HHT:

#1 – Sufficient Funds. Ensure you have sufficient funds for your HHT. If you`re in the CAF, the finances section of “Your Move Profile” will help you estimate and request advanced funds before you leave on your HHT if required.

#2 – Timing is Key. If you’re planning to buy, it is recommended that you go on your HHT 2 to 3 months before your anticipated date of possession. If you’re planning on renting this can be shortened to about 1 to 2 months.

#3 – Plan with 3rd Party Service Providers. If you’re planning on buying this includes contacting a Realtor® as well as a Lawyer in advance of leaving on your HHT. A Realtor® will help narrow your potential options and keep you focused. If you’re planning on renting, contact a rental agent beforehand so that they understand your needs and can help find rental properties tailored to you.

#4 – Seek Pre-Approval. This ensures that you are prepared to make a firm offer if necessary or sign a lease.

#5 – Make time to Visit & Explore. If you have a family this is a great time to explore different housing based on location and access to schools, parks, shops etc. You’ll be thankful you did once you relocate.

#6 – Location, Location, Location. Otherwise known as the three most important things in Real Estate. What amenities are close by? Community services? Schools? What is the crime rate like in your neighbourhood/town? Demographic? Long-term value/resale? All important things to keep in mind.

It`s Family Day so I thought I`d share a few things that I enjoy doing with my family here in the Ottawa Valley!

To start, I LOVE walking the "low-lands" at Petawawa Terrace Provincial Park. There`s such an abundance of wildlife and for those with young kids there are interactive signs and maps throughout the park to help engage with the kids and add some fun to the adventure!

For the quieter days or days where I just want to go for a drive and enjoy a warm coffee I head over to the Deep River Marina where I enjoy over looking the Laurentian Hills from across the Ottawa River.

And who doesn`t love a nice Friday night (or Monday night) sushi date over at Gokumi Sushi!

The Valley has so much to offer and is truly such a beautiful place to live - I fell in love with it as soon as we moved here! Comment below some of your favourite "go-to" spots here in the Valley - I`d love to check them out.
